Tenants are required to make a refundable deposit with the first tenancy contract. A certain amount may be deducted from the deposit for repainting the flat and minor repairs before termination or cancellation of a tenancy contract.

In Dubai under the provisions of “Law 26 of 2007” the Ejari “My Rent” system regulates the contracts between landlords and tenants under the policies of the Real Estate Regulatory Agency (RERA). Registration of Ejari is mandatory in Dubai.

Ejari Certificate is required to be able to apply for utility connections, telephone and internet, commercial licenses, residence visas, and court cases in case of disputes.

Our Ejari Certificate fee is AED 200

Dubai Electricity and Water Authority or DEWA is a government entity and Dubai’s sole provider of electricity, water, and sewerage. New tenants are required to pay a refundable DEWA deposit and a non-refundable connection fee to DEWA when renting a property in Dubai.

Once the Ejari is created, all data will automatically be transferred to DEWA and an account will be created. The tenant will receive an SMS and a welcome email from DEWA with steps to pay the security deposit online or through any of the authorized DEWA payment channels. Soon after payment, DEWA services will be activated.

Monthly DEWA fees include a housing fee of 5% of the rental amount.

DEWA bills can be paid online through the official website using the DEWA account number or premise number.

Tenant’s Obligations

Tenant may not make any changes or carry out any restoration or maintenance works without consent from Buhumaid Properties which must be requested via letter or email. The tenant upon vacating and surrendering the property, the tenant may not remove any leasehold improvements made by him/her.

Tenant must surrender/vacate the property in the same condition in which he/she received it at the time of entering the Tenancy Contract except for ordinary wear and tear or for damage which will be assessed by Buhumaid Properties.

Tenants will be charged two months’ rent as a penalty for cancelling the tenancy contract before the expiry date

The property will be considered handed over by surrendering the keys with the Final DEWA Bill.

BUHUMAID PROPERTIES’ RIGHT TO EVICT BEFORE THE EXPIRY OF THE TENANCY CONTRACT

Under Article 25, Buhumaid Properties has the right to evict the tenant in the following cases if the tenant:

  • Fails to pay the rent
  • Sub-lets the property or any part thereof without approval in writing. Eviction will apply to both tenant and sub-tenants
  • Uses the property for any illegal purposes
  • Leaves commercial property unoccupied for no valid reason for 30 consecutive days or 90 non-consecutive days within the same year, unless agreed otherwise by both parties.
  • Makes changes that are unsafe or damages the property deliberately or through negligence
  • Uses the property that violates its intended use
  • The property is unfit for use as per Dubai Municipality regulations
  • Fails to observe any obligation imposed on him mandated by law within 30 days from the date a notice
  • When competent government entities require demolition or reconstruction of the property as per requirements in the Emirate.
